Under new legislation in the Victorian Residential Tenancies Act implemented from 29th of March 2021. Residential providers must take on mandatory gas and electric safety check victoria. They must ensure that:
- Gas and electricity safety checks are controlled every two years, and
- Once an electrical or gas safety check has not been regulated within the previous 2 years at the time. For the tenant settling the property, the rental provider must have an electrical safety check as early as possible.
Gas safety check
Gas appliances like stoves and heaters must be maintained properly by a registered gas fitter or licensed. If gas appliances aren’t sustained, they can cause carbon monoxide poisoning.
- It is mandatory that every 2 years, a gas safety check for all gas installations and fittings.
- The safety check must be executed by a registered or licensed gas fitter. With Type A servicing accreditation.
- Renters can now have the entitlement to request the date of the last gas safety check
- Once it is not checked within the last 2 years. A gas safety check is needed as soon as practical after the renter settled the property.
- Complete records must be maintained including the license, name, or registration number of the gas filter. That managed the check, the date of the check conducted, and the outcome. Including any restoration needed and actions are taken. The record must be stored until a record of the next check is available.
- Renters can also ask for a copy of the record and must be provided within 7 days of the written request.
Electrical Safety
- An electrical safety check for all landlord-given electrical installations. Fittings and appliances are now mandatory every two years.
- The safety check must be made by a registered or licensed electrician based on the Australian and New Zealand standard. The service must be revised when these differences update at any time.
- Renters can also request the date of the previous electrical safety check.
- An electrical safety check is mandatory, once it was not checked for the last 2 years. After the renter inhabited the property.
- Records in detail must be kept consisting of the name, license, or registration number of the electrician.
- Renters can also request a copy of the record and must be given within 7 days of the written request.
Evidence of safety checks
The gasfitter and electrician must provide a record of the gas and electrical safety check.
This includes:
- Their full name, business details including registration and license number.
- The date of the safety check
- The results of the check
